TOWNE SOUTH HOMEOWNERS’ ASSOCIATION
Minutes - Open Meeting – May 19, 2026

 

Board present:  Hugh McWilliams, Jackie Tebbe, and Greg Hertlein.  Plus Mary Ann McWilliams (via zoom), and Katie Mizera (via zoom)

Lot Owners present:  Aaron and Anna Lang (Via Zoom), Lucielle Hines and Pat Stephens.

 

Chair VP Hugh McWilliams called the meeting to order at 7:00 pm and welcomed all the guests.  Introductions were made of the Board members present.  Hugh instructed guests to pick up the agenda and financials on the back table.  Hugh thanked everyone for coming.

1.      Approval of Minutes from April 21, 2026  -  approved by board and will appear on website soon.

2.      Financial Update –  April 2026 – Total income $6,079.98.  Expenses $7,271.59.  Lawn care was a big expense for April $5,200.

YTD  -  Total Income $58,756.45.  ($53,070 assessment fees, $1,065 late fees, $1,000 TV fees, $3,581.41 recovered liens, $15.04 interest, and $25.00 donation). Expenses $19,199.93.  We still have a net profit within this year of $39,556.92.  Total in checking to date $66,636.63 and total in money market $30,236.04.  

3.      Liens & Releases – 5 liens have been filed.  4 for nonpayment of fees and 1 for violation.

5.      Update on common ground clean up –Homeowners may not mow grass, trim trees, plant, provide maintenance, etc., on common property without the written consent of the majority of the Board of Governors on an annual basis. The Board of Governors reserves the right to revoke such consent.

a.     Update on common requests  (none

b.     Branches on common ground / maintenance plan / fence repairs – things are beginning to shape up.

6.      Trees – trees are hanging in there.

7.      Creeks –  Don’t throw things in creek!  MSD is getting real unhappy.

8.      Entrance signs – Our garden club is working on the entrance signs. (TS & TC looks good!)  Plan is to transfer some bushes from one sign to another due to the blocking of the lights.

9.      Requests for Approvals for Property Improvements

a.      Approved – one for a new shed

b.     Denied – none.

New Business  - None

Old Business

a)     There are currently 55 rental homes within our HOA.  In an effort to keep everyone updated, we will report on the number of rentals at each monthly meeting.
