TOWNE SOUTH HOMEOWNERS ASSOCIATION
Open Meeting Agenda – November 18, 2025

 

Ryan welcomed attendees Meeting began at 7:00 pm. Board in attendance: Ryan Storie, Jackie Tebbe, Hugh McWilliam,  Via Zoom: Greg Hertein and Mary Ann McWilliams. In attendance: (Lucille Hines, Evelyn Bevans, Rich Vogan, Cindy Siple)
Absent: Katie Mizera

Welcome and thanks for coming.  Introduction of Board Members.

1.      Approval of Minutes from October 2025. Reviewed and approved and will be posted on the website.

2.      Financial Update -

a.      October – Total Income $263.  Expenses $2,934.98

b.     YTD – Total income $61,581.37. Total Expenses $36,779.05.  We have a net profit of $24,802.32 still.  This is great compared to last year.  Checking to date $28,292.12, money market to date $30,200.77. Total amount in the accounts to date $58,492.89.

3.      Liens & Releases – Just one lien filed since last meeting.  No releases.

4.      Violations Resolved (0) and Unresolved (1) – 1 ongoing. 1 violation seems to be getting better.

5.      Update on Common Ground Clean Up

Appears we are pretty close to common ground clean up.  Some debris we are still working to clean up in problem spots.

Homeowners may not mow grass, trim trees, plant, provide maintenance, etc., on common property without the written consent of the majority of the Board of Governors on an annual basis. The Board of Governors reserves the right to revoke such consent.

6.      Trees – Nothing new to report.

7.      Creeks – Nothing new to report.

8.      Subdivision Party Update – October 25, 2025 – It was a decent turn out. Weather was ok.  Little lower turn out from last year.  Thank you to all that came, we would like a different turn out next year. Pretty close to breaking even in turns of expenses pertaining to the party.

9.      Beautification Committee -  Nothing at this time. We did a little upkeep on the signs and mulch around summer, but have not done much over the last 6-8 months.

10. Zone Captain Update -   Have a captain for all 15 zones. There is not much to do with zone captain at this time.

Old Business

a)     There are currently 52 rental homes within our HOA.  In an effort to keep everyone updated, we will report on the number of rentals at each monthly meeting.  We try to keep up to date with title companies when houses are bought and sold.

Discussion about homes in the neighborhood that are vacant, or being bought and sold.

Open Floor Questions/Comments

Ryan opened up for floor discussions.

Homeowner asked who is going to be cleaning the streets with winter coming – St. Louis County.

Our next meeting is Tuesday, December 16, 2025, at 7:00 pm at Prince of Peace UCC.
