TOWNE SOUTH HOMEOWNERS’ ASSOCIATION
Minutes - Open Meeting – December 16, 2025
Board present: Hugh McWilliams, Jackie Tebbe, Katie Mizera (via zoom) and Greg Hertlein. Plus Mary Ann McWilliams, Administrative Assistant. Board Absent: Ryan Storie
Lot Owners present: Aaron and Anna Lang (Via Zoom), Andy Juengst & Tracy & Angelo Marnati
Chair VP Hugh McWilliams called the meeting to order at 7:00 pm and welcomed all the guests. Introductions were made of the Board members present. Hugh instructed guests to pick up the agenda and financials on the back table. Hugh thanked everyone for coming.
1. Approval of Minutes from November 18, 2025. The Board has reviewed and approved the minutes from the November 18, 2025. These minutes will go on our website soon.
2. Financial Update – November 2025 – Total Income $214.81, total expenses $925.09. In the red in November by $710.28
YTD - Income of $62,530.18, expenses $38,875.82, in the black $23,875.32.
Total in checking and money market to date: $57,594.79
3. Liens & Releases – No Liens filed.
4. Violations Resolved (0) and Unresolved (1) – We are working with County on this property.
5. Update on common ground clean up –Homeowners may not mow grass, trim trees, plant, provide maintenance, etc., on common property without the written consent of the majority of the Board of Governors on an annual basis. The Board of Governors reserves the right to revoke such consent.
6. Trees – Good report on trees, $0 expense for 2025.
7. Creeks – Greg noted the creeks are really dry. We could use some rain.
8. Requests for Approvals – No property improvement requests have been received since the last meeting.
New Business - None
Old Business
a) There are currently 55 rental homes within our HOA. In an effort to keep everyone updated, we will report on the number of rentals at each monthly meeting.
Open Floor Questions/Comments
6554 Brunston – Homeowner expressed concern. Discussions regarding finishing work. It will have to be late spring. Homeowner says it is about 20 feet of dirt. The forestry guy said the grass, etc. will probably come back.
Another question related to that related to sewer work across the street. Someone said we needed a fence there, it is black. It might be better white. MSD paid for the fence. Question – whose fence is it? Owned by HOA or MSD? Can we or should we discuss painting?
Maybe the board will consider painting it white when we fix the white fences in 2026.
